  Selling a Tenanted Property
When a rental property is being sold, both the landlord and tenant have rights and responsibilities under the Residential Tenancy Act (RTA).

  Condition Inspections and Reports

There are two times when a landlord and tenant must "get together" to inspect the condition of the rental unit. For each inspection, a written report must be completed that documents the condition of the rental unit.

  Pets in Tenancies

The Residential Tenancy Act (RTA) and the Manufactured Home Park Tenancy Act (MHPTA) do not have any provisions that say whether pets are, or are not allowed. A landlord and tenant can also negotiate a pet clause.

The term "illegal activity" includes any serious violation of federal, provincial or municipal law, whether or not it is an offence under Canada’s Criminal Code. To be grounds for eviction, the illegal activity must have some effect on the tenancy.
